How to Clean Your Condenser Coils (Outside Unit)

Tools Needed

  • Garden hose (low pressure)

  • Coil cleaner (optional)

  • Screwdriver or nut driver

  • Soft brush

  • Gloves

1. Turn Off the Power

  • Turn off the unit at the disconnect box near the condenser.

  • Also switch off the breaker inside your panel.

2. Remove the Top or Side Panels

  • Remove screws holding the fan guard or side panels.

  • Lift the fan assembly carefully (do not pull on wires).

3. Clear Out Debris

  • Remove leaves, dirt, and grass clippings from inside the unit.

  • Use a brush to gently sweep debris off the fins.

4. Clean the Coils

Option 1: Water Only

  • Rinse from the inside outward, pushing dirt out of the fins.

  • Use LOW pressure—don’t bend fins.

Option 2: Foam Coil Cleaner

  • Spray foam on the outside of the coils.

  • Let it sit 10 minutes.

  • Rinse lightly with a hose.

5. Straighten Bent Fins (Optional)

  • Use a fin comb to straighten any crushed fins.

6. Reassembly

  • Reinstall the fan and panels.

  • Restore power.

How to Clean Your Evaporator Coils (Inside Unit)

Tools Needed

  • Screwdriver

  • Soft brush

  • No-rinse coil cleaner

  • Flashlight

  • Vacuum (optional)

1. Turn Off the HVAC System

  • Shut off furnace/air handler at the breaker.

2. Access the Evaporator Coils

  • Open the air handler door or remove the evaporator coil panel.

  • You’ll see A-shaped coils or a slab coil.

3. Remove Dust and Debris

  • Use a soft brush or vacuum with a brush attachment.

  • Be gentle—coil fins bend easily.

4. Apply Coil Cleaner

  • Use a no-rinse foaming HVAC evaporator cleaner.

  • Spray on all visible coil surfaces.

  • The foam will break down and drip into the condensate pan.

5. Clean the Condensate Pan & Drain

  • Clear any sludge or mold in the drain pan.

  • Pour a cup of white vinegar down the drain line to prevent clogs.

6. Close Up the System

  • Reinstall the panels.

  • Restore power.

  • Change air filters every 1–3 months.

  • Keep shrubs/grass at least 2 feet away from the condenser.

  • Rinse the outside unit once per season.
